Chinchero: Where Tradition Meets the Coming Boom

Chinchero sits on a high plateau at about 3,762 meters above sea level, halfway between Cusco and the Sacred Valley floor. The town is best known for two things: a centuries-old textile tradition that has made it a centerpiece of Andean weaving culture, and the site of the new Chinchero International Airport scheduled to open in 2027. Both forces are reshaping its real estate market.

A Weaving Town with Inca Bones

Chinchero is sometimes called the birthplace of the rainbow because of the dramatic skies that frame the town. The colonial church here was built directly on top of an Inca palace, and the original Inca walls still stand. The Sunday market is smaller than Pisac's but more authentic, drawing local Quechua weavers who demonstrate dye preparation and loom work the same way it has been done for generations.

Several women's weaving cooperatives operate in the town. Visitors learn how alpaca and sheep wool become finished textiles, from washing the fleece to extracting natural dyes from local plants. These cooperatives are also major employers and cultural anchors.

The Airport Effect

The new airport is the single biggest factor shaping Chinchero real estate. When the terminal opens, direct international flights will arrive minutes from town instead of an hour away in Cusco. The result is a steady run-up in land prices and growing interest from developers.

Hospitality investors are already buying parcels for hotels, glamping operations, and short-term rental properties. Land speculators are positioning ahead of the opening. For long-term buyers, the appreciation curve is steepening but there is still room.

Real Estate in Chinchero

Chinchero offers a mix of in-town homes, agricultural land on the plateau, and view properties along the slopes that drop into the Sacred Valley. The plateau land is fertile and productive — potatoes, quinoa, and grains have been cultivated here for thousands of years.

Zoning around the airport corridor is in flux. Smart buyers work with a broker who knows the current rules and the proposed changes. Perfecto Homes monitors this market closely.

Living in Chinchero

At 3,762 meters, Chinchero is higher than Cusco. The air is thinner, the mornings are colder, and the views are spectacular. Many buyers choose Chinchero for its proximity to both Cusco and the Sacred Valley, plus the upside the airport brings.
